Closing costs and cash to close are different

Closing costs are upfront costs associated with obtaining the loan and transferring the property. Estimated Cash to Close includes closing costs plus other amounts and adjustments shown on the Loan Estimate.

Use the Loan Estimate to confirm both figures and ask about anything that differs from what you discussed.

Compare the entries that vary

When comparing offers, review origination charges, services listed by the lender, lender credits, points, and the services the form says you can shop for.

A lower fee in one area does not necessarily mean a lower-cost loan overall. Compare the full written disclosures for the same scenario.
